What is spiritual regeneration?

I'm watching Life on the Rock on EWTN and a musician wrote a song called Born Again in which he talks about Regeneration. Could anyone explain to me what spiritual regeneration is? I will have to start talking about this with people, because although I have an idea of what regeneration is, it gives much more power to know the name for it, so that it has a lever you can push or pull to produce some power in witnessing.
What can you tell me about regeration and can you ask Jesus to teach me more as well as continue to pour into our souls and the whole Church and human family the holy Spirit of regeneration?
